Here are some notes about the property based on our recent visit to the property:
Dirt/grass road entrance in the middle of the property, right off a paved, county maintained road!
There is a 5 foot warning sign (probably underground gas line) about 20 feet past entrance going up slight hill/curve on paved Ivy Bend road.
Rolling hills are perfect for hunting and/or camping!
You would likely struggle to pull a trailer onto this property, simply because there is a steep decline then incline after you pull off on the dirt road for access. This is why we are selling for a cheap price per acre compared to other properties in Morgan County we have for sale.
We also recommend printing off directions OR using something like a Garmin GPS device. Sometimes when you get close to the water you lose cell coverage in this area. It just depends on who your cell provider is. The property is NOT hard to find though honestly, given the dirt road is essentially the property entrance.
With no restrictions, the opportunities are endless.
Water would be well/septic at buyer’s expense. A lot of people are also using water holding tanks, so be sure to consider that as it might be a temporary solution for you.
This property is PERFECT for you if….
